Listings Under contract in Frisco is 225 homes and it is reduced 32.4 percent from last year. Average Home Sales Price in Frisco is $304,790 however Median Homes Sales Price in Frisco shows $257,000 and increased 7.5 percent from last year in June which is good news for home sellers. Average Days on the Market until Sales for Frisco homes in June is 83 days and 12.1 percent less than 2009.
The city of Frisco has 450 new listings and there are 13.3 less properties newly listed this month when compare it to the last year. Frisco homes reported closed sales are 294 in June 2010 which is 7.8 percent less than last year’s closings in June however Collin County Association of Realtors was projected 330 closed sales due to the typical delays in recording sales, reported unit activity will appear artificially low for the most recent month. Projected unit activity assumes that only 89% of all sales are reported in time for this report.
Single Family Homes Detached Inventory in Frisco is 1,295 in June which is 4.1 percent less than 2009 and Townhouse and Condo inventory is currently 61 properties with 30.7 percent less than 2009.
Ratio of Sales Price to Original List Price in Frisco Homes is almost the same as last year with 94.6 percent.
Even though existing reported closing sales are less than last year for Frisco Homes, Average and Median Sales Prices increased and Days on the Market reduced which shows a great market for sellers with less new listings inventory.
