Buyers who purchased their homes higher than today’s Dallas Real Estate market having hard time to sell their Dallas and surrounding areas homes especially if the home needs updates or repairs.

Sellers need to be ready to hear back from possible buyers regarding these repairs after the inspection. Today’s inspections are detailed with pictures and information for buyer to understand easily the condition of the property.

Good news from RISMEDIA on April 29, 2011 that announced, March saw another increase in pending home sales, with contract activity rising unevenly in six of the past nine months, according to the National Association of Realtors®. The Pending Home Sales Index, a forward-looking indicator based on contract signings, rose 5.1 percent to 94.1 in March from a downwardly revised 89.5 in February. The index is 11.4 percent below 106.2 in March 2010; however, activity was at elevated levels in March and April of 2010 to meet the contract deadline for the home buyer tax credit.

MLS Multiple Listing Service announced that In March there were 1789 new listings in Collin County, reported closed sales shows 818 in Collin County, 1029 listings were unders contract, Inventory of homes for sale in collin county is 4,544 in March. Read the rest of this entry »

Big companies started to see the bright future of Dallas area and bringing their headquarters close to Dallas area which reminds me the saying of I am not from Texas but I came here as soon as possible of course more job opportunities improve the economy of the area as well as the quality of living for Dallas area residents.

Texas Governor Rick Perry announced $2.45 million in state incentives for a high-tech company that’s moving its headquarters to Richardson and expects to create 434 jobs over the next few years according to Dallas business journal by Matt Joyce. Read the rest of this entry »

As we close out 2010 and look forward to 2011 there are good news for DFW area residents, according to Bernard Weinstein, economist, Southern Methodist University, Ultimately the outlook for the housing market in DFW will be determined by job growth. So let’s look at the numbers for Texas and DFW area.

  • 48% of all job growth in the nation last year was in Texas.

 Dallas residential real estate looks steady when you look at the MLS data as of October by monthly indicator from the Collin County Association of Realtors. The percentage of original list price received at sale is same as 2009. When look at two years there is slightly difference around 0.4% however the average sales price is higher 5.6% than 2009.

 According to Dallas Business Journal, Commercial foreclosure listings in Dallas-Fort Worth reached a 19-year high in the first 11 months of 2010, according to a report released by the Addison-based Foreclosure Listing Service. Foreclosure listings on D-FW commercial properties increased 39 percent in the first 11 months compared with the same period in 2009. Dallas is one of 35 metropolitan areas deemed to have a rebounding economy by the U.S. Bureau of Labor Statistics, and has posted the second strongest employment gains in the last year in the nation which brings more people to Dallas area who is looking for better lifestyles.

HUD Department of Housing and Urban Development announced that there are new changes on FHA Single Family houses guide. FHA loans changes are effective on or after October 4th, 2010. This mortgagee letter changes the new minimum credit scores and Loan to Value Ratio LTV requirements for FHA insured loans.

Here is the Summary of FHA Guidance on Minimum Credit Scores and LTV Requirements

  • Borrowers with a minimum decision credit score or above 580 are eligible for maximum financing.
