You made a decision and you added an additional game room to your home thinking of selling in the future this would be an advantage, think again because it may be an advantage or maybe not. You may have more problems during selling process than you might think.

First of all you should not add any extra rooms to your Dallas home without having a permit from your county. You can go to your county’s website or you can call them to learn more about it.

If you have added game room and this room is not reflected on tax assessment records than you should start your search if any permits were issued for the addition. You should not add this game room foot age to your gross living area during listing or marketing your home if the permits are not issued.  When you include these areas without permits you may be misleading others that you have permit and has already included. A home inspection allows a third party to evaluate the property while buying a house and allow the buyer to make a better educated decision on the condition of the property. Otherwise the buyer would have to rely on the disclosures brought forth by the seller and both agents.

HUD Department of Housing and Urban Development announced that there are new changes on FHA Single Family houses guide. FHA loans changes are effective on or after October 4th, 2010. This mortgagee letter changes the new minimum credit scores and Loan to Value Ratio LTV requirements for FHA insured loans.

Here is the Summary of FHA Guidance on Minimum Credit Scores and LTV Requirements

  • Borrowers with a minimum decision credit score or above 580 are eligible for maximum financing.
  • Borrowers with a minimum decision credit score between 500 and 579 are limited to 90 percent LTV. Read the rest of this entry »
